Leak Job
About 60% of the waterproofing we do is in basements that are remodeled. So, what are some indications that you have developed a water problem when you can’t see behind finished walls? The drywall doesn’t generally get wet–usually what you will notice is wet carpeting he drywall isn’t usually wet. Most likely, a wet carpet will give you your clue. We will pick up the carpeting to see where the water is coming in, and then we will remove some of the drywall in such a fashion that it is easy to repair later. After we repair the water problem, we can hang and finish your drywall. Oakbridge Construction has remodeled 142 finished basements in the Detroit Metropolitan area, so we are qualified for this work.

In the above photo of a recent project, you can see how we neatly removed the drywall so we could find what was leaking. We removed the upper drywall and all the insulation so we could peer down inside the wall to find the leaks….

We found 3 leaking rod holes, which we cleaned up to get ready for waterproofing. The worst leak was generating about a pint of water every two hours. Over a 3-day rain, that leak put about half an inch of water in the owner’s carpet and pad.

We also found a leaking crack behind a bar island connected to the wall. We had to remove a portion of the bar and counter top where they were attached to the wall. Now you can see why we recommend pre-waterproofing any area that would be costly to move later, such as bars, laundry areas, kitchens, bathrooms and showers. It is much cheaper to do it before you remodel.
In the photo below, we are prepping the crack for injection and a dry well. The dry well is certain way to control water when there is a serious crack.

In the photo below is a piece of the drywall we tore out. On the room-side of this drywall there appeared to be no damage. On the back side, damage caused by water is clear. The drywall was covered with black mold. Not pleasant to work with and even worse to live with.


In the photo above, we are re-installing drywall over the waterproofed area. We taped and sanded in one day. (Now you see the benefit when your waterproofer has drywall experience.) Then we primed the wall so it was ready to paint, and re-attached the bar to the wall.

Next came the counter top and put a finish coat of paint (green) on the wall. When the carpet is dry, no one would ever know we were there. It looks great and won’t leak again. This job took 3 days.
