Mold In Crawl Spaces
Radon gas can be a concern in wet or dry crawlspaces. But a damp or wet crawl space can cause all kinds of problems. Mildew and mold have a damp, musty smell. The seeds of the Mold plant are called spores. Any where you can smell mold, you can count on the fact that the air is full of spores. Millions of airborne spores will move up through your house as the air rises. Mold can be found on all sorts of surfaces, from dirt, to wood, to concrete–even on glass. Mold can grow in the ductwork of the heating and cooling system, affecting the whole house with contamination. The wood floor joists in a crawl space can ultimately be destroyed by mold, because wood is organic material and the mold will consume it. Mold needs warm, moist and dark conditions to grow best, and your average crawl space provides an excellent medium for growing mold.
What do we at Oakbridge do about this?
Our plan is to dry out the crawl space. If there is any standing water we remove it with pumps. We will install a perimeter drainage system if it is needed. This would drain into a new sump pump. Then we install the encapsulation system, which is a special plastic sheeting that has all seams sealed, keeping out all moisture problems.
